What information should be included on the service costs statement?

On a statement, we have to specify your share separately for each service or provision. Your share must also be included in the total actual costs.

When will the service costs be settled?

Every year we calculate the actual service costs incurred from 1 January to 31 December. We aim to settle this with the advance you have paid before 1 July of the following year. Unfortunately, this is not always feasible. This is because we depend on information from others. Think of suppliers, utility companies or the homeowners' association.

What happens if the calculations are not made in time?

We strive to inform you before 1 July if you need to pay extra for the service costs or get something back from us. If it takes longer, that's a bit annoying. But there is no such thing as a fine for late billing. So, a settlement after 1 July does not mean, for example, that you no longer have to pay extra. We cannot increase the advance you pay for service costs as long as you have not received a settlement for service costs.

Can I inspect the underlying invoices?

You pay invoices including VAT. Do you pass on the VAT via the service costs?

Yes, services for which we pay VAT may be passed on via the service costs.

Mijn huur loopt af of is opgezegd. Krijg ik een eindafrekening van de servicekosten?

Ja. Wij kunnen de jaarlijkse afrekening van de servicekosten pas opmaken na afloop van het kalenderjaar. Dan zijn alle gemaakte kosten bekend. Zodra de servicekostenafrekening bekend is, krijgt u bericht. Moet er een verrekening plaatsvinden? Dan is dat voor het deel van het jaar dat u bij ons heeft gehuurd.

What can I do if I disagree with my service costs statement?

Are we unable to work it out together? And do you live in a social housing home? In that case you can submit an objection to the rent assessment committee. This independent organisation assesses disputes between tenants and landlords. Keep in mind that you must submit your objection to the rent assessment committee within two years after the settlement period.

Do you live in a private rental home? And are we unable to work it out together? Then you cannot contact the rent assessment committee. You can, however, ask the court for a ruling.
