What are service costs?

Service costs come on top of your basic rent. These are the costs for the maintenance and management of the spaces that you share with other residents of the building. This includes costs for gas, water, electricity, the facility manager, and costs for cleaning and garden maintenance. What exactly is covered by these service costs is stated in your tenancy agreement. These costs do not have to be the same for every tenant. The amount depends on the residence you live in. What may be included in service costs has been determined by the government.

Do I also have to pay service costs in addition to the rent?

Single-family dwellings
You do not pay any service costs, unless we have made an agreement about this. For the maintenance of a communal courtyard garden, for example.

Flats
Yes, you pay a monthly advance on the service costs. The advance on the service costs is based on an estimate. We will settle the advances paid by you with the actual costs at the end of the calendar year. Our aim is to finalise the settlement before 1 June of the following year.

Which kinds of service costs are there?

The service costs you pay are stated in your tenancy agreement. These can be:

  • Various / minor maintenance
  • Electricity costs for communal facilities
  • Costs for the use of water for communal facilities
  • Cleaning costs for common spaces
  • Facility manager's fees
  • Telephone line (lift alarm) of the lift
  • Individual settlement of heating costs
  • Administration costs

What do the administration costs entail?

Administration costs are part of the service costs. We charge these costs for the administration of the costs of maintenance and the management of the common areas. But also for drawing up the annual statement. These costs may not exceed 5% of the actual service costs. An exception to this is the administration costs of the heating costs. This is 1% if an external party carries out the reading, such as metering company Ista. The minimum fee that we may charge for administrative work is € 7.50.

Does the landlord make a profit on the service costs?

We are not allowed to make a profit on service costs. We settle the service costs on the basis of the actual costs incurred. You will either get money back or you will have to pay extra. We are only allowed to charge administration costs over the service costs.

Can services and supplies that are not included in the tenancy agreement be passed on?

We may only charge you for the 'service package' as stated in your tenancy agreement. Whether you use it or not is irrelevant. The service or provision is at your disposal, think of the services of a facility manager. You also cannot cancel individual services and provisions.

Can the services and provisions be extended?

We can add services and provisions that are not listed in your tenancy agreement. But we cannot simply make these changes to the 'service package'. We can only do so if at least 70% of the tenants agree. An exception to this rule is made when the added service or provision really serves the public interest.
